    She helps you to contact a lender for financing pre-qualification so that you know how much you want to pay and what down payment suits you best.
    She makes a diligent search of the marketplace, caravan, and preview properties. She often views 75 - 100 properties in advance.
    She checks MLS, CRIS, CLAW, the daybook, office meeting presentation data, and all other resources to find the best properties for you.
    She physically shows you properties until you find what you want.
     She assists you with writing an offer, and she explains the buying process.
     She uses her tough negotiating skills so that you and the seller can come to a mutual agreement regarding price and terms. 
    Once an offer is accepted, she assists you with choosing a home inspector, geological inspector, appraiser, lender, home protection policy company, etc.
     She assists with all necessary inspections.
     She always maintains professional standards and looks out for your best interests.

WHAT CHARLOTTE ASKS FOR IN RETURN

    She will not only be utilizing sources via computers, telephone, and published materials, she will also be spending much time driving around to see maybe 100 or more properties just for you. Because she will be spending hours--perhaps days--finding the best properties available, she asks for your loyalty. She asks that you not work with any other real estate agents and that you tell her up front if you are not a serious buyer.
    She asks that you become pre-qualified with a lender of your choice. You have no obligation to obtain a loan through this individual, but by sitting down with him or her and going over numbers, you can find out exactly what you can afford and/or feel comfortable with paying for a property.
    She asks that you be totally honest with her at all times. If you don't like something about a property, tell her. It will help her to better understand your needs.
